Nike Takes 192,000 SF in Beaverton

Nike Inc., a manufacturer of athletic shoes, leased 191,573 square feet in two buildings at 14200 SW Karl Braun Drive and 2540 SW Alan Blumlein Way in Beaverton about 9 miles southwest of Portland, OR. Both locations are in the North Beaverton Submarket on the Tektronix campus. The move is expected to create 160 permanent full time jobs in the area. The new positions come in the aftermath of significant cuts in May 2009, when Nike eliminated 5% of its global work force — or about 1,750 positions, including 500 in Oregon.
Nike‘s campus near Beaverton includes 18 buildings with approximately 1.8 million square feet. Nike already occupies a slice of the campus for its Beaverton Employee Store and In House Manufacturing, which makes air bags and air soles for shoes assembled elsewhere.

Transamerica Leases 140,526 SF in Baltimore’s CBD

Transamerica Life Insurance Co. inked a 140,526-square-foot office deal to relocate more than 700 local workers to 100 Light St., a 35-story skyscraper in Baltimore, MD.
The 10-year, three-month lease includes nine floors of office space, two 5-year tenant renewal options and a new name for the building–Transamerica Tower.
Transamerica is a leading U.S. retail brand of Aegon, a global life insurance pension and investment group based in The Netherlands. Transamerica’s life and protection divisions are currently in midtown Baltimore at 520 Park Ave., a six-story, 152,858-square-foot office property owned by The Harry and Jeanette Weinberg Foundation, and 1111 N. Charles St., a six-story, 234,000-square-foot office building owned by Aegon, according to CoStar Group information.
A wholly-owned subsidiary of Lexington Realty Trust owns 100 Light St., a 523,240-square-foot property on 2 acres in the central business district. The property is now 72% leased.

Additional Expansions, Relocations & Extensions
ADT Security Services, a business unit of Tyco International and one of Palm Beach County’s largest employers, signed a long-term lease with RAIT Financial Trust for a new headquarters office building at 1501 Yamato Road in Boca Raton, FL. ADT plans to maintain and grow its North American headquarters offices at the new location. The deal is part of an agreement with the state of Florida and the city of Boca Raton that offers economic incentives totaling $1.3 million dollars tied to job creation. The recent acquisition of Broadview Security combined with the realignment of ADT North America into separate Commercial and Residential/Small Business organizations, created a need for additional capacity at the current Boca Raton corporate headquarters. ADT and the other Boca-based Tyco organizations are expected to vacate the current office space at One Town Center Road and move into the new location at 1501 Yamato Road later this year.
Aflac Group Insurance is leasing an additional 27,000 square feet of office space in the Columbia, SC, to accommodate an anticipated expansion. Beginning January 2011, Aflac is transferring 120 of its existing employees from the main office on Devine Street to the new space at 400 Laurel Street, in Columbia’s central business district. Company plans include doubling the number of workers at the new location over the next three to five years, while continuing operations on Devine Street. The seven-year lease ensures the insurance giant can accommodate anticipated growth,puma shoes, while providing a workplace that is convenient for employees and customers as well as providing ample parking. Aflac will occupy the entire fifth floor of the five-story building, which currently houses offices leased by AT&T. Curis Inc. entered into a lease with Lexington Office Realty Trust for 24,529 square feet at 4 Maguire Road in Lexington, MA, to be used for office,puma swede, research and laboratory space. The company intends to move all of its operations currently conducted at 45 Moulton St. in Cambridge, MA. The lease commences Dec. 1, 2010, and expires approximately seven years and two months later. The company has the option to extend the term for one additional five-year period. The company also has the option to terminate the lease after three. The base rent over the initial term is approximately $4.4 million. Lexington Office Realty Trust has agreed to pay up to $788,816 for certain upgrades and repairs to be made to the property.
Dattner Architects, an architectural firm,nike Shox, leased 23,500 square feet at 1385 Broadway in New York. Dattner signed a long-term lease for the entire 15th floor in the building. The firm will relocate from 130 W. 57th St., between Sixth and Seventh avenues. Jonathan R. Epiphany Lighting Products inked a long-term lease for 114,515 square feet at First Garland Business Park in Garland, TX. Move in is scheduled for the fourth quarter. Epiphany will relocate from 2805 S. Shiloh Road, a 214,650-square-foot, 29-year-old, Class B industrial property in Garland purchased by Agellan Capital Partners in 2006. First Industrial Realty Trust owns the 435,179-square-foot distribution center at 3901 W. Miller Road, a 2-year-old structure on 20.21 acres in Dallas County. King’s Hawaiian is expanding its dinner rolls production and distribution to Oakwood in Hall County, GA. The new location will be its primary Hub for the East Coast. King’s Hawaiian will be purchasing an existing 111,000-square-foot shell building at the Oakwood South Industrial Park in Hall County from Pattillo Industrial Real Estate. Pattillo will assist with the design and construction build-out of the building. The 111,000-square-foot building is located at 5420 H.F. Reed Industrial Park – Building C in Oakwood, GA. The new facilities will bring approximately 126 new jobs over two years and expects to create an additional 100 jobs by 2015. Patient Safety Technologies Inc. entered into an office building lease with Olen Commercial Realty Corp. at 2 Venture in Irvine, CA, for use as its principal headquarters. The lease expires Dec. 19, 2013 but has a 1-year renewal option. The company will pay an initial base rent of $67,320/year increasing to $73,562 in the final year. The landlord has agreed to a rental abatement through the end of this year. Patient Safety current headquarters lease in Temecula, CA, was to expire at the end of this year.

Schaeffler Group USA plans to invest $26 million to increase production at one of its facilities in Cheraw, SC. This expansion will allow the company to introduce a new technology in North America that produces engine modules, which increase performance and improve fuel efficiency for a major Detroit automaker. The company, which owns the INA brand, will add over 70 new jobs at the Cheraw facility as a result of the investment. The Schaeffler Group has three facilities in Cheraw. Plants 1 & 5, which are housed on the same site, manufacture bearings and components for bearings and motor elements. Plant 2 manufactures roller bearings,Cheap Famous, engine components, rocker arms, tripod rollers and roller assemblies for the automotive industry.
Valuation Information Technology LLC is expanding at the Riverview Office Tower in Bloomington, MN. The Iowa-based commercial real estate and appraisal firm’s 60,000-square-foot lease in the building was set to expire next year.
